        <p>В условиях цифровизации строительной отрасли возрастающее значение приобретает точная количественная оценка фактически выполненных работ. Настоящее исследование направлено на верификацию методологии Scan-vs-BIM применительно к задаче определения объёма выполненного бетонирования монолитной плиты перекрытия на основании анализа облака точек для гражданского здания. В отличие от традиционного подхода Scan-to-BIM, основанного на аппроксимации геометрии при построении элементов цифровой информационной модели (ЦИМ), предложенное решение ориентировано на прямую обработку облака точек с формированием тесселяционной (TIN) поверхности без перехода к промежуточной ЦИМ. Такая постановка задачи позволяет исключить искажения проектной геометрии, выявить локальные отклонения от проектных отметок и повысить точность расчётов. Проведено сравнение проектного и фактического объёмов конструкции, что подтвердило значимость в развитие цифровых технологий строительного контроля. Полученные данные интегрируются в цифровую исполнительную документацию и могут быть использованы для визуализации отклонений, дефектовки, а также в рамках урегулирования технических и юридических разногласий с подрядчиком. Практическая ценность исследования заключается в возможности повышения объективности при приёмке работ, сокращения трудозатрат на анализ и увеличения достоверности взаимодействия между заказчиком, подрядчиком и контролирующими органами. Результаты демонстрируют потенциал широкого применения подхода Scan-vs-BIM и вносят вклад в развитие технологий строительного мониторинга и управления данными на этапе возведения и эксплуатации зданий.</p>

      <trans-abstract xml:lang="en">
        <p>In the context of the digitalization of the construction industry, the accurate quantitative assessment of as-built works is gaining increasing importance. This study is aimed at validating the Scan-vs-BIM methodology with regard to determining the volume of concrete placement for a monolithic floor slab based on point cloud analysis of a civil building. Unlike the traditional Scan-to-BIM approach, which relies on geometry approximation during the creation of elements within a Building Information Model (BIM), the proposed solution focuses on the direct processing of point clouds with the generation of a tessellated (TIN) surface, without transitioning to an intermediate BIM. Such problem setting eliminates distortions of design geometry, enables the detection of local deviations from design elevations, and increases the accuracy of calculations. A comparison between the design and actual volumes of the structure confirmed the significance of this method for advancing digital technologies in construction quality control. The obtained data are integrated into digital as-built documentation and can be applied for deviation visualization, defect management, as well as for resolving technical and legal disputes with contractors. The practical value of the research lies in improving objectivity during work acceptance, reducing labor costs for analysis, and enhancing the reliability of interactions between clients, contractors, and supervisory authorities. The results demonstrate the potential for widespread application of the Scan-vs-BIM approach and contribute to the development of construction monitoring and data management technologies at both the construction and operation stages of buildings.</p>
