        <p>Данное исследование посвящено оценке и мониторингу технического состояния зданий и сооружений в реальном времени с использованием технологий информационного моделирования, интегрированных с системами сбора данных от датчиков. Основное внимание уделено разработке методов, которые способствуют проактивному техническому обслуживанию и повышению безопасности на существующих объектах капитального строительства. Данная статья сосредоточена на строительных конструкциях зданий, подчеркивая интеграцию технологических достижений для повышения операционной эффективности и обеспечения структурной целостности. С учетом растущей сложности строительных систем и необходимости продления срока их службы возникает критическая потребность в совершенствовании традиционных методов мониторинга с использованием цифровых решений, предоставляющих оперативные и практические данные в реальном времени. В рамках теоретической модели предложен комплексный подход к мониторингу, объединяющий детализированные аналитические возможности технологий информационного моделирования и динамический ввод данных от датчиков, что позволяет осуществлять непрерывную оценку состояния конструкций и их эксплуатационной готовности. Разработанные автором методы обеспечивают прогнозирование нагрузок и воздействий, гарантируя сохранение элементов здания в пределах безопасных границ. Исследование успешно продемонстрировало, как интеграция данных в реальном времени в технологии информационного моделирования способствует раннему выявлению потенциальных отказов конструкций и оптимизации планирования технического обслуживания. Реализация этих методов мониторинга представляет собой значительный шаг вперед в области строительного проектирования и эксплуатации, предлагая надежную модель для повышения долговечности и безопасности зданий.</p>

        <p>This study addresses the assessment and real-time monitoring of structural health in buildings and facilities using Building Information Modeling integrated with data collection sensors, focusing on developing methods that facilitate proactive maintenance and safety decisions in existing capital construction projects. The investigation centers on structural components of buildings, emphasizing the integration of technological advancements to improve operational efficiency and ensure structural integrity. Given the increasing complexity of structural systems and the imperative to extend their service life, there is a critical need to enhance traditional monitoring techniques with digital solutions that provide real-time, actionable data. Utilizing a theoretical framework, the study proposes a comprehensive monitoring approach that combines the detailed analytical capabilities of Building Information Modeling with the dynamic input of sensor data, allowing for a continuous assessment of structural health and operational readiness. The methods developed enable the prediction of load impacts and structural responses, ensuring that building components remain within safety thresholds. The research has successfully demonstrated how real-time data integration into Building Information Modeling can facilitate the early detection of potential structural failures and optimize maintenance scheduling. The implementation of these monitoring techniques represents a significant advancement in the field of structural engineering, offering a robust model for enhancing the longevity and safety of buildings.</p>
