Исследование посвящено анализу темпов развития строительства в Оренбуржье. Для достижения поставленных целей был проведен анализ объемов ввода жилья за последние пять лет, исследовано влияние индивидуального жилищного строительства и оценены последствия роста цен на строительные материалы и услуги. В работе анализируется динамика жилищного строительства в Оренбургской области в 2024 году, рассматриваются актуальные тенденции и проблемы, с которыми сталкивается рынок жилья региона; проводится исследование показателей, которые характеризуют строительство в Оренбургской области; отмечается, что регион демонстрирует активные темпы развития. Одним из основных выводов исследования стало заметное увеличение доли индивидуального жилищного строительства в регионе, что обусловлено ростом цен на жилье и стремлением жителей создать более комфортные условия для жизни. Было выявлено, что что основные факторы роста цен на жилье не связаны напрямую с затратами на строительные материалы, а, скорее, с увеличением доли прочих затрат, включая прибыль девелоперов и затраты на инфраструктуру. Рассматривается необходимость принятия мер для контроля роста цен на жилье, чтобы обеспечить доступность жилья для населения и продолжить устойчивое развитие строительного сектора в регионе. Авторы подчеркивают, что устойчивый рост объемов строительства и акцент на индивидуальное жилищное строительство создают основы для дальнейшего прогресса региона. Однако экономические вызовы и рост цен на жилье требуют внимания со стороны властей и инвесторов для формирования доступной и комфортной городской среды. Результаты исследования могут служить основой для разработки эффективных стратегий государственной политики и привлечения инвестиций в сектор жилищного строительства.
The study is devoted to the analysis of the pace of construction development in the Orenburg region. To achieve the set goals, an analysis of the volume of housing commissioning over the past five years was conducted, the impact of individual housing construction was studied, and the consequences of rising prices for construction materials and services were assessed. The work analyzes the dynamics of housing construction in the Orenburg region in 2024, considers current trends and problems facing the regional housing market; a study of the indicators that characterize construction in the Orenburg region is conducted; it is noted that the region is demonstrating active development rates. One of the main findings of the study was a noticeable increase in the share of individual housing construction in the region, which is due to rising housing prices and the desire of residents to create more comfortable living conditions. It was found that the main factors in the growth of housing prices are not directly related to the costs of building materials, but rather to an increase in the share of other costs, including developer profits and infrastructure costs. The need to take measures to control the growth of housing prices in order to ensure the affordability of housing for the population and continue the sustainable development of the construction sector in the region is considered. The authors emphasize that the steady growth of construction volumes and the focus on individual housing construction create the basis for further progress in the region. However, economic challenges and rising housing prices require attention from authorities and investors to create an accessible and comfortable urban environment. The results of the study can serve as a basis for developing effective public policy strategies and attracting investment in the housing construction sector.
